HONG KONG — One of Causeway Bay’s most significant new commercial developments is approaching its final stages. Lee Garden Eight, the one-million-sq-ft premium commercial project being developed by Hysan Development in strategic partnership with Chinachem Group, is now on target for completion in the fourth quarter of 2026, according to Hysan’s latest interim results released on 13 August.

    The project at Caroline Hill Road represents a major expansion of the wider Lee Gardens precinct and will increase Hysan’s Lee Gardens leasable portfolio by approximately 30%. Hysan said pre-leasing is making good progress, with strategic office and retail anchor tenants being secured.

    The latest timetable is an update from the company’s earlier target of the third quarter of 2026. With the main structure having topped out in November 2025, the project is now moving through its final construction and completion stages.

A Major New Chapter for Lee Gardens

Lee Garden Eight is a key element of Hysan’s long-term rejuvenation strategy for Causeway Bay. Rather than functioning as an isolated commercial tower, the development has been planned as a new hub integrating work, retail, lifestyle, culture and community activities.

    The approximately one-million-sq-ft development is designed to bring a substantial new supply of premium office and commercial space to one of Hong Kong Island’s best-established business and retail districts. Hysan expects the project to reinforce the competitiveness of the entire Lee Gardens portfolio, which is undergoing a wider transformation through property enhancement, luxury retail expansion and improved pedestrian connectivity.

    The project is a joint venture between Hysan and Chinachem Group, combining the strengths of two major Hong Kong property groups in what is becoming one of the city's most important next-generation mixed-use commercial developments.

Foster + Partners Brings Green, People-Centred Design

Designed in partnership with internationally renowned architectural practice Foster + Partners, Lee Garden Eight has been conceived around the idea of a people-centred workplace and commercial environment supporting productivity, wellbeing, collaboration and community.

    A major feature is its approximately 60,000 sq ft Lifestyle Park, introducing substantial green and open space into the dense Causeway Bay urban environment. The development will also contain approximately 20,000 sq ft of performing arts and cultural facilities, adding a community and cultural component to a project otherwise dominated by premium office and retail uses.

    The emphasis on greenery, outdoor spaces, sustainability and high-quality building specifications reflects a broader shift in Hong Kong commercial development. Developers are increasingly seeking to differentiate new-generation office projects through wellbeing, environmental performance, flexible spaces and tenant amenities rather than relying solely on location and conventional Grade-A specifications.

    For the construction and design industries, Lee Garden Eight therefore represents an important example of the growing convergence between architecture, landscape design, workplace planning, cultural facilities and sustainable building technologies.

Smart Construction and MiMEP Innovation

Lee Garden Eight has also attracted industry recognition for its construction and building-services innovation. The project won the Outstanding MiMEP Project (Design) Award at the MiC/MiMEP Achievement Award 2025, highlighting its use of more advanced approaches to the coordination and delivery of mechanical, electrical and plumbing systems.

    MiMEP—Modular Integrated Mechanical, Electrical and Plumbing—moves a greater proportion of traditionally site-based building-services work into controlled off-site manufacturing and assembly environments. For large and complex commercial projects, the approach can improve coordination, quality control and productivity while helping to address Hong Kong’s persistent shortage of skilled site labour.

    Earlier construction phases also incorporated advanced digital and smart-construction technologies, including Modular Integrated Construction-related applications, artificial intelligence and IoT-based monitoring. These technologies have particular significance for the local construction sector as Hong Kong accelerates its adoption of industrialised and digitally enabled construction methods.

    The project is therefore more than a major commercial development; it is also a high-profile test case for how smart construction, prefabrication and more sophisticated MEP coordination can be deployed on premium urban projects.

Five New Footbridges to Create a “Second Street Level”

One of the development’s most important features extends beyond the site itself.

    Lee Garden Eight is being developed alongside Hysan’s integrated pedestrian walkway system, designed to connect the Lee Gardens area more closely with Causeway Bay MTR station through an all-weather elevated network.

    Hysan describes the system as creating a second “street level” for the district, improving accessibility while extending opportunities for retail and customer experiences. Five new footbridges are planned. During the first half of 2026, the footbridge linking Lee Garden Three and Lee Garden Five was completed, marking a significant milestone in the wider connectivity programme. The full network remains scheduled to become operational by the end of 2026.

    For Causeway Bay, the implications are significant. Improved pedestrian connectivity could help redistribute footfall across the wider Lee Gardens precinct and strengthen the relationship between the MTR station, existing commercial buildings and the new development. (Reported by Building.hk)
