SHKP wins MTR Tuen Mun Area 16 Station Development
MTR Corporation has awarded the Phase 1 development above the upcoming Tuen Mun Area 16 Station to Sun Hung Kai Properties (SHKP), through its subsidiary Bright Leader International. The project marks another major transit-oriented development for the developer.
     The tender closed on November 5 with six bids submitted, showing solid developer interest despite a cautious market environment. The project offers approximately 601,000 sq. ft. of gross floor area and is expected to provide over 1,000 units, with market projections suggesting up to around 1,280 units. SHKP plans to focus on compact and medium-sized units to cater to local families and young buyers.
     Market estimates value the land at HK$1.4 billion to HK$2.1 billion, translating to roughly HK$2,300–3,500 per sq. ft. of gross floor area, with total development investment expected to reach around HK$6 billion. Analysts view the result as a sign of confidence in railway-linked housing demand and the long-term prospects of the Tuen Mun district.
     Adam Kwok, Deputy Managing Director of SHKP, highlighted the strategic coastal location and strong transport links, stating the company will build a high-quality residential community. MTR Corp noted SHKP’s proven track record in railway property development and expressed confidence in the partnership.
     Construction of the first phase is expected to commence in the coming years, delivering over 1,000 new homes and accelerating the transformation of the Tuen Mun South area. (Reported by Building.hk)
