Henderson Land has unveiled Central Yards, a major mixed‑use development on the New Central Harbourfront that includes Hong Kong’s first private theatre designed to Broadway‑calibre specifications. The venue, designed by UNS, is positioned as a new cultural anchor and architectural gateway along the evolving waterfront.
As part of Henderson Land’s wider New Central Harbourfront development — a programme reported to involve an estimated investment of HK$63 billion (US$8 billion) — the theatre represents a significant cultural component within the overall masterplan. While the developer has not disclosed a standalone construction cost for the theatre, it forms a key element of this large‑scale capital commitment.
UNS’s design introduces a contemporary performance venue intended to support a broad spectrum of programming, from touring productions and premieres to concerts, immersive works, and interdisciplinary events, while also providing space for artistic collaboration and community engagement.
The theatre sits within the 4.8‑hectare, 400‑metre‑long Central Yards groundscraper, a sustainable CBD mixed‑use development integrating commercial, financial, leisure, and cultural uses. Henderson Land describes the project as a long‑term investment in the city’s urban fabric and cultural vitality.
Theatre Grand Auditorium
The auditorium integrates stage, seating, acoustic systems, and technical infrastructure within a sculpted lattice shell. Designed for an audience of over 1,100, the space combines advanced acoustic engineering with a highly controlled lighting environment to support a wide range of performance requirements.
Office Tower Main Lobby and Integrated Public Realm
Beyond the theatre itself, UNS has developed a connected visitor experience that links the venue with adjacent public areas and office tower lobbies. The design incorporates ground‑ and first‑floor landscaped spaces, VIP circulation, and flexible indoor–outdoor zones intended to accommodate public programming, cultural activities, and commercial events.
According to Henderson Land, the theatre aims to set a new benchmark for performance venues in Hong Kong and contribute to the city’s cultural landscape. The company also notes that the venue is intended to support both international productions and the development of local performing arts. (Reported by Building.hk)
